  • What kind of businesses and services will we be able to find in the project?
    A Maxi grocery store will be located on the ground floor of the first phase of the project, with an opening planned for the fall of 2025! We also plan to include a pharmacy, an 80-place early childhood center, a café-bistro, and possibly a clinic, along with other local businesses distributed across the phases of the project. We are mindful of enhancing the local offerings without overshadowing the businesses on Promenade Ontario and Marché Maisonneuve.
  • Why do a project of 3 to 10 floors?
    The feasibility of the Canoë project is made possible by the proposed density. It is this density that allows us to give back to the community and support the local businesses we aim to include on the site. This density enables a low footprint of the buildings, freeing up ground space to accommodate parks, public squares, and a pedestrian alley that make Canoë such an innovative project. Furthermore, the density has been carefully considered to offer a neighborhood on a human scale for residents. To integrate well with the existing built environment, we propose moderate heights on Bennett Street, where residential units are located, while taller heights have been positioned in the center of the project, taking into account sunlight studies to minimize impacts on the entire site and the surrounding neighborhood. Our goal is to offer the best possible real estate project that the site can provide for the community that will inhabit it.
  • What will be the impacts of heights on sunshine for the neighborhood as well as the residents of the project?
    The density and heights of the project have been carefully considered to maximize sunlight for both neighbors and future project residents. To ensure this, we conducted a sunlight study that compares our current project to one with heights comparable to the buildings on Bennett Street. To better illustrate the impacts on neighborhood sunlight, our architects have also prepared a video below, aiming to compare the two height proposals based on different times of the day and seasons. The results of this study demonstrate that the impact on sunlight is comparable in both scenarios.
  • Will there be office spaces in the project?
    Certainly! The idea is to offer a flexible product for small entrepreneurs, artisans, and professionals who want to work and welcome their clients directly in their living environment. These integrated spaces in phases 4 and 5 of the project will be carefully designed to meet the specific needs of this clientele and will face the Allée des artistes to maximize their potential.
  • What will be the common areas of the project?
    It is planned to include a rooftop terrace in phase 1 with views of the city, the river, and the Olympic Stadium, as well as green roofs throughout the project. A fitness center and indoor relaxation spaces are also planned for the project residents.   Additionally, we will incorporate a community room that will be available for both tenants and co-op members, as well as condominium owners, in addition to being open to residents of the neighborhood. Our desire is for this room to be managed by a non-profit organization from the community.
  • How do you plan parking spaces for the project?
    All parking will be underground, and we plan to implement infrastructure for the electrification of 100% of the parking spaces. We anticipate providing sufficient parking for each phase as well as for the new businesses. We are mindful not to impact the parking availability on the surrounding streets, which we are already aware is limited. Additionally, given our sensitivity to environmental issues, we aim to incorporate a significant car-sharing program into the project.
  • What are your initiatives in terms of sustainable development?
    Our approach to sustainable development is based on eco-friendly construction practices and cutting-edge technologies that minimize our ecological footprint while maximizing energy efficiency. We are committed to meeting and even exceeding building code standards, ensuring a healthy and sustainable living environment for our residents. Canoë will incorporate innovative solutions such as the selection of high-quality building envelopes, efficient heating and cooling systems, optimized water management, the use of sustainable construction materials, and the promotion of renewable energy. These measures aim to reduce energy consumption, minimize construction waste, and create living spaces that promote well-being while respecting the planet. In compliance with the latest standards, the buildings will be designed to maximize the use of natural light, creating a bright and pleasant atmosphere while reducing reliance on artificial lighting. Additionally, the project will encourage sustainable mobility by promoting access to public transportation, providing bicycle parking, and minimizing the impact of car parking. The project aims to take a long-term perspective by adopting robust waste management and recycling practices, thus creating a community that values sustainability in daily life. We will invite future residents to participate in this vision by adopting eco-responsible lifestyles, fostering a community committed to a more sustainable future.
  • What types of units will we be able to find in the project?
    There will be a very diverse and complementary offering! Future residents will have the flexibility to choose whether they want to be tenants, co-op members, or condominium owners based on their preferences and means. We will include housing options ranging from one to three bedrooms as well as a limited number of studios. To address the needs of the neighborhood, Canoë will also provide 140 social housing units. These units will be accessible and diverse, with a significant offering of housing for families. In the same spirit, there will be 210 private rental multi-residential units, including 53 that will be affordable.
  • How will the different types of units be distributed?
    Canoë is a mixed-use project that will consist of 6 phases. In total, there will be approximately 835 residences, including 210 rental units, of which 53 will be affordable, and 140 social housing units, along with a variety of family-friendly and accessible housing options.
  • Will there be units dedicated to families?
    Certainly! The project has been designed with families in mind from the early stages of development, and we believe that its infrastructure will meet the specific needs of families. We plan to include a significant offering tailored to them, with units ranging from 2 to 3 bedrooms. We are confident that many families will find their ideal homes in the project.
  • What proportion of green spaces are accessible to neighborhood residents?
    As part of the project, 10% of the land will be allocated to the city as a public park. In terms of space, this represents the equivalent of 2.5 soccer fields! Therefore, the entire neighborhood will benefit from the new development and the numerous green spaces that will become part of the neighborhood's heritage. The park at 4500 Hochelaga contributes to one of the project's guiding principles, which is to reconnect the site to the Morgan axis and celebrate it by establishing green spaces that residents can embrace through experiences like urban agriculture, beekeeping, and edible gardens. With the Artists' Alley, we aim to create multiple playful spaces to turn the entire site into a place of discovery and play. Our vision is to move away from traditional play structures. All public spaces will consist of active modules as well as areas to encourage interaction and sharing.
  • What will the project bring to neighborhood residents?
    In addition to local businesses, services, and green spaces, Canoë will contribute to the reappropriation of an industrial area in the Hochelaga-Maisonneuve neighborhood by its citizens. The primary impact of the project on MHM residents is the transformation of a concrete and fenced space into a vibrant, colorful area that encourages sharing and inclusivity. With the relocation of the once 24/7 open fitness center to the borough, residents can benefit from regulated peak hours and take advantage of the numerous services offered by the project. The project's arrival in the area also signifies increased safety, as more citizens bring greater stability, reducing the coming and going of individuals who may have malicious intentions. Given that promoting active and collective transportation is at the heart of the project's values, a significant offering of car-sharing and bike-sharing will be available to all borough residents. Moreover, with its diverse range of services and local businesses, Canoë contributes to reducing urban sprawl through the lifestyle promoted by the project.
  • Will Artists’ Alley be accessible to everyone?
    Certainly! The Artists' Alley has been designed to be an open and lively space for everyone, adapting to the seasons. There will be no cars, and safe spaces for bicycles will be provided at both ends, making it friendly, secure, and inviting for all. It will be a space animated by and for the people of the neighborhood. Also, through the creation of this axis, the project aims to enhance the urban experience at the heart of the block, fostering interactions between residents and the local community.
  • Where does “Artists’ Alley” get its name?
    We believe that artists are essential, visionary, and unifying members of our societies. That's why we've decided to give them a prominent place with an accessible workshop offering for everyone. Indoor and outdoor exhibition spaces will also be set up to create areas for sharing. Therefore, we have named the pedestrian axis of the project in their honor.
  • If we compare to Place Valois, will we be disturbed by the noise of citizens who come to enjoy the spaces?"
    In comparison to Place Valois, which is approximately 2000 square meters, our public square at the end of the Artists' Alley on the Hochelaga threshold will be 500 square meters, representing only a quarter of that space. The scale is much smaller, more pedestrian-friendly, and features a lot of vegetation. Additionally, the site is located in a residential neighborhood, away from a commercial artery like Promenade Ontario. With this project, we aim to move away from what is currently done in Griffintown or Ville-Marie by including open spaces that invite calm and contemplation.
  • When will unit plans be available?
    If all goes well, we anticipate the delivery of phases 1 and 2 in 2025. The unit plans will be unveiled at the time of the sales and pre-leasing launch. However, as information may evolve in the coming months, we encourage you to subscribe to our newsletter to stay informed about various developments related to Canoë.
  • When will the work begin and for how long?
    Construction for Phase 1 began in the spring of 2023, and the work for Phase 2 is expected to closely follow. For the entire project construction, we are aiming for a timeline of 6 to 8 years from the start of construction.
  • When will shops/services be accessible?
    The first businesses and services available will be the grocery store, the café-bistro, and the early childhood center, which will be located in phases 1 and 2 of the project.
